- To develop and implement a clear strategic direction for PR1MA's Asset Management with a strong focus on resident engagement.

- To develop long, medium and short term Asset Management Strategies and investment plans for the PR1MA housing development to deliver the strategic aims and objectives of PR1MA, improve the quality life of residents and increase value for money for PR1MA Homes.

 |
- To be responsible for establishing and maintaining appropriate policies and procedures necessary to implement the PR1MA asset management programs and functions.
|
 |
- To meet all statutory and regulatory compliance targets through robust management of works and programmes.
|
 |
- To oversee the operation of PR1MA housing units, overseeing the technical and administrative functions of management, maintenance and modernization activities and contract administration services.
|
 |
- To be responsible for planning and coordination of crime prevention and security programs in all developments and facilities, and development and implementation of strategies to preserve and enhance the value and condition of all properties.
|
 |
- To develop and maintain standards of performance for property operations, property conditions, safety and security, and financial performance and evaluating accomplishments through the review of recurring and special reports.
|
 |
- To lead consultation with residents and build resident involvement in the asset management strategy and investment plans to ensure that the needs, priorities and aspirations of residents are understood and resident satisfaction is increased.

- To build strategic partnerships with internal and external stakeholders, to ensure that strategies and plans are joined up and aligned with PR1MA's strategic aims and objectives

 |
- To regularly report on asset management issues to a range of forums and meetings including the Board, Management, steering groups and etc. to ensure effective and timely decision making.

The Requirements
|
 |
- Bachelor's degree in Estate Management / Building or related discipline.
|
 |
- Minimum 15 years working experience in static asset management and planning with a large property group.
|
 |
- Experienced in real estate business development and divestments, assets securitization, or merger and acquisitions will be an added advantage.
|
 |
- Substantial knowledge of the range of regulations governing occupancy of public housing as well as public housing administration and a working knowledge of mixed-financing structures used in affordable housing development and operation.
|
 |
- Strong knowledge of the principles and practices of management and supervision.
|
 |
- Working knowledge of the principles and practices of budgeting and budget administration.
|
 |
- Comprehensive knowledge of property management principles and practices, including property maintenance administration.
|
 |
- Ability to anticipate potential problems and needs in order to develop and initiate appropriate corrective action.
|
 |
- Ability to effectively relate to and deal with public and private agencies and residents in order to accomplish organizational goals.
|
 |
- Skill in communicating with people internal and external to the organization and from a broad range of socio-economic backgrounds, both orally and in writing.
